INTRODUCTION: The City of Hudson welcomes and appreciates interest by Industrial Prospects in possibly locating in the Hudson Industrial Park. We believe you will find the City of Hudson to be receptive and responsive to the needs of industry in the local area. ENVIRONMENT Location: The City of Hudson Industrial Park is located at the Eastern City limit on M-34, with access from Munson Hwy. It is also within 1 mile of US-127 which is a direct route to Interstate Highway I-94 to the north of Hudson approximately 30 miles. The Hudson Industrial Park is within 1/2 hour from Jackson Airport, approximately an hour from Toledo Airport, and a little less than 2 hours from Metro Airport outside of Detroit. This facility was constructed in 1991 on a total of 160 acres. At present 125 acres are available in 5 and 10 acres parcels. Terrain: The Industrial Park is situated in a flat to moderately rolling area with soil types generally clay and clay/loam. The surface water level in this area is quite deep and has posed no problems with construction. Site Requirements: We are willing to group lots or rearrange boundaries to suit a prospects needs. The engineering plans and specifications for the whole park are completed and the City is installing roads and utilities as needed to support development. During the normal construction season (March-November) we can install all necessary roads and utilities within 120-180 days of site selection by an industrial prospect. We normally leave site grading to the company so they can make the best use of site characteristics to meet their specific needs. However, we can arrange to handle site grading if the prospect wishes. Land in the industrial park sells for $5,000 per acre, although this price may vary depending on the industry’s potential contribution to the community. For this cost the City brings roads and all utilities to the property line. Costs for utilities and an access road into the site are at the company’s expense. The industrial park is zoned for general industrial development subject to the covenants for the industrial park. The whole park has been designated as an Act 198 Industrial Development District and therefore all developers can anticipate a 50 % property tax exemption for a period of 12 years.
UTILITIES (See Map) Power: Consumers Power Co. supplies underground electric to the industrial park. Primary voltage is 4800/8320 with incoming 480V 3 phase available. The nearest sub-station is 1 mile east of Hudson. For additional information contact Barb Mitzel, Customer Service Dept. 517-264-4222. Gas: Michigan Gas Co. supplies natural gas to the industrial park. A 4’’ main is available at the curb with a pressure of 30psi. This is adequate service for most industrial uses. For additional information contact Brian Starner, Industrial Development Specialist. 1-800-877-5764 Water: The City of Hudson supplies water to the park via an 8’’ main entering from the West. This main holds a static pressure of 48 - 50 psi. The water system has a total capacity of 800,000 gal/day. System improvements are done on a regular basis to insure adequate volume and pressure to customers. The City will be upgrading the water system in 2001 with the addition of an iron removal plant and water main replacement. Sewer: Sewer service is also supplied by the City of Hudson. The park is serviced by a 10’’ gravity sewer leading to a lift station installed as part of the 1991 park construction project. This lift station is currently using only 5% of its capacity. The City’s wastewater treatment facility was completely rebuilt in 1986. Design capacity of this plant is.410MGD with a current flow of.300MGD. Currently, 10% of the treatment systems flow is industrial. The Wastewater Dept. has worked closely with industry during design and construction to assure environmental compliance in an economical fashion. Public Safety Services Ambulance: The City of Hudson operates a City based Advanced Life Support Ambulance Service, with two units at our disposal. Our front-line unit is a recently purchased 1999 International Trauma Hawk with a 1997 Ford ambulance used as our reserve unit. Additional advanced life support capabilities are available through mutual aide agreements with the closest unit approximately 9 miles to our north. Department personnel consist of a paid volunteer force of 20 men and women, with full time Paramedics available 24 hours a day, seven days a week. All emergency runs are dispatched through an enhanced 9-1-1 system located in Adrian, 20 miles to our east. Fire: The City of Hudson operates a paid volunteer fire department with a total of 27 men and women on the roster. All members are trained in hazardous materials, fire suppression, and rescue. The department’s fleet of vehicles consists (2) two pumpers, (1) one tanker, (1) grass fire/draft truck, and (1) one heavy rescue with jaws of life capabilities. The City has recently updated the hydrant system and is capable of handling any emergencies. Currently our ISO rating is 6.3 We have recently completed construction of a new Fire Department addition that houses offices, a training area, kitchen and paramedic sleeping quarters. Police: The City of Hudson Police Department has three full time police officers and 8 part time patrol officers. The Hudson Police Department provides 24-hour police protection to its citizens. Because of 24-hour police protection the response time to an emergency call is within two minutes. The crime rate in the City of Hudson is very low. The police department is very community orientated, and very much an advocate of community policing, i.e., bicycle and foot patrols, D.A.R.E., and other programs. . ADMINISTRATION AND ASSISTANCE:
The City of Hudson will provide on-going assistance to the industrial prospect in obtaining all necessary permits and approvals required by local, state and federal agencies. The City on behalf of the prospect is willing to work with the State of Michigan Department of Commerce to solicit financial support in the form of grants or low interest loans for the prospect. If grants or loans are provided, the prospect would have to meet all Federal and State requirements.
